What is a townhome and a duplex?

A townhome has its own entrance to the unit,  as opposed to a condo which has a common entrance to the building. A townhome usually has its own garden area. Vancouver townhomes can be in a row or on top of each other, or two rows with a garden area in between. Townhomes are closer to a house lifestyle.

A half duplex is a side by side townhome, so you only share one common wall with the neighbourhood and there are only two properties on a 33 ft lot, so the real estate is more expensive than a row of townhomes. Kitsilano has a good selection of half duplexes and townhomes.

Are Townhomes Under the Strata Title Act?

Not if there are less than five units in the complex, in which case there is no maintenance fee or strata meetings. The building is covered for insurance, each owner's contribution is based on the size of the unit entitlement, likewise an required reparis to roof and exterior.
