You are advised to have a pre-approved mortgage in writing prior to starting your search for a home. We review your closing costs which include legal fees, property purchase tax, and possibly GST. As well you must consider post clsoing costs such as moving expenses, new appliances, painting, furniture purchase and decorating. In addition you must purchase third party liability as well as insuring your possessions.

In order to better assist you in selecting the right home, it is important to make a list of your required criteria and number them one to ten, in order of importance. That way, when you are viewing homes you can critique them based on your Priority List. Should you short list two or three properties, your priority list will better assist you in helping to decide which is the right one for you. Pets and rental requirements should be on your priority list

Maggie Chandler subscribes you to a listings search that meets your requirements. You will receive all new listings in your Inbox. Then she sets up a buyer tour for you to view properties that you select or that she selects based on your criteria.
We suggest you always take a second look at a property prior to making an offer. Buyers are advised to go by the property at various times of the day and get a sense of the neighbourhood. Maggie will help you determine current market value based on her research of recent sales in the building or the neighbourhood, that are a close comparable to the home you have selected.
Then Maggie draws up an offer , reviews the terms of the contract with you, including the deposit requirements, multiple offers, back up offers, counter offers, open for acceptance time and closing date. Maggie then presents the offer to the Seller, along with the Seller's Agent and the negotiating process begins.
