Vancouver real estate buyers should not depend on the Property Disclosure Statement, instead they should carry out their own due diligence and always have a property inspection. It is the buyer's responsibility to discover any property defects. If the buyer selects not to carry out a property inspection by a certified building inspector, they take great risk and may have no recourse against the seller for any defects later found.
