The City of Vancouver proclaims that we have now joined London and LA as one of the world's three largest clusters for digital media investment which now supports over 24,000 jobs.

Amazon and Twitter have opened offices in Vancouver, TED conferences will take place in Vancouver for the next few years, Telus is building its new $750 million national headquarters and next year will host SIGGRAPH, the world's largest computer graphics conference.

In the last three years, 2.5 million sf of office space has either been built or approved for construction - more than the entire preceeding decade combined. 

The UBC Broadway Corridor is BC's second biggest jobs hub and the biggest medical cluster west of Toronto and we need the Province to fund the $3B new transportation infrastructure along the Broadway Corridor.

The City of Vancouver appears to be proceeding with a rezoning application at 2405, 2423 and 2445 Cornwall Avenue. The Point Grey Hospital is a Class B facility and has purchased the properties on either side and has applied to the City to have the two lots rezoned from RM4 to CD1. The proposal is to redevelop the two properties with two 3-storey additions, resulting in 153 beds, a building height of 44.9ft, 29 parking spaces, two passenger pick-up and drop off spaces and two loading spaces.

The Community Open House is scheduled for November 28, 2013 at 5pm at St. Mark's Church, 1805 Larch Street.

Here are six warning signs of an electrical hazard:

  1. your power bar is loaded with too many plugins
  2. your extension cord is warm
  3. your electrical appliance is placed near water
  4. exposed live wires are hanging out of the wall
  5. electrical cords have visible burn marks
  6. lighting suddenly dims, buzzes or crackles

Water damage is one of the most common and costly challenges facing B.C. homeowners. One of the wisest moves a homeowner can make is to safeguard their home against preventable incidents that can cause extensive—and expensive—damage. A few simple precautions around the home can save headaches, heartaches and costly repairs.

Here are four easy DIY fixes you can do to minimize the risk of water damage.

  1. Install water alarms. They work like smoke detectors but warn of leaks from toilets, water heaters, overflowing baths and sinks. Simply place near any water source and a high-pitched alarm alerts you to water leaks. Water alarms start from as little as $15 a unit.
  2. Install stainless steel braided hoses where possible. These hoses cost around $20 and are less likely to deteriorate than plastic hoses. Dishwasher and washing machine hoses should be inspected and replaced every 3-5 years. 
  3. Use a rain barrel. Rain barrels keep rainwater out of overloaded storm sewer infrastructures and provide you with water for your garden. Check if your municipality has a program that offers subsidies for a rain barrel purchase.
  4. Connect an eavestrough downspout extension. Extend the eavestrough at least 6 feet from foundation walls to prevent water from draining into your basement, and direct it towards the street. Downspout extensions cost around $15.

Safeguarding your home against leaks inside and out can prevent expensive, troublesome and time-consuming repairs, and protect your family from the moisture, mildew and mold that can result from water damage.

Furnishing your rental home with aluminum products.

 

When renting, it pays to choose the right material(s) to furnish your temporary home. The last thing you’d want to do is choose furniture that takes up a lot of space, is heavy, and is not very durable. Imagine how long, and how tiring it would take to transport this stuff to your new home, once your lease is up? That’s why choosing aluminum products and furnishings – such as storage shelves, outdoor tables and chairs, and your pots and pans  – for your rental property is a good choice. You see a home on the market that you like. Should you buy it? Before you make an offer, it’s a good idea to get a sense of the property’s long-term potential. After all, a property is not just a potential home, it’s also an important investment.

Here are some things to look for when viewing homes on the market:

Is the area’s average income increasing? The more affluent a neighborhood becomes, the higher the property values.
Are employment opportunities growing nearby? If jobs are leaving the area, housing prices will likely decline.

Are there any nearby housing or community developments that will enhance the quality of life in the area? If a park with a quiet walking trail, or a prestigious golf course, is being built nearby, the value of the neighborhood will increase.

Is the crime rate on the rise or decline? This can have a significant impact on future property values.

Are there public transit lines located nearby? Studies show that housing prices increase in areas where public transit is close and convenient.

Is the property located in a neighborhood dominated by higher priced homes?

Does the property have features that will always be valued by home buyers, such as a large kitchen or spacious backyard.

Are there short-term negatives about the area that will eventually disappear, such as loud construction projects? Once those negatives are gone, house prices will often jump.
