When negotiating on a Vancouver condo the buyer often has a change of mind and wishes to change the closing date after acceptance of the offer by the seller. This is possible only if the seller is agreement. The Closing Date often plays a crucial part in negotiations, be it a fast close or a long close. The latter is selected by sellers when they wish time to purchase another property. If the property is vacant a fast close will work in the buyer's favour. Closing dates can be as quick as a week after subject removal date.


What is Required to Change the Closing Date?

Both parties must sign an addendum to the contract. Sometimes a required change to Completion Date may be a deal breaker as one party will insist on keeping the date originally agreed upon. As long as both parties agree, the date can be adjusted prior to and after subject removal.


What is the Longest Closing Date?

Usually Vancouver property sellers won't wish a date that's longer than 90 days. On occasion the seller will request a quicker closing date and rent back for a few months.

Vancouver condo buyers often ask me what is the appreciation of older condo buildings vs newer ones. Buyers often opt for newer buildings that are still under warranty because they're concerned about repairs and the possible special assessments in older buildings. So I drilled down on the stats and here's what I found.

Comparing Older Kitsilano Condo Buildings to Newer Buildings

Here's the average sale price psf for Kitsilano condo buildings from Jan-May 2012 vs same period 2013

  • under 5 years - $745psf/$643psf
  • 5-10 yrs - $674psf/$622psf in '13
  • over 10 yrs - $586psf/$563psf


Kitsilano condo buildings over 10 years are considerably less expensive than newer buildings but the price depreciates less in a down market than newer buildings.

Once you've decided to sell your Vancouver condo you will need to determine the correct strategy in order to price the property correctly. Select an experienced Realtor with a history of working in both a buyers and sellers market. Study the recent comparable sales as well as current listings, which will be your competition. Ask your Realtor to organized a buyers tour for you to view the six best priced properties. Why? Because the buyes will view all homes in their price range and you should know your competition.

How to Attract an Offer

In a buyer's market, resist pricing your Vancouver real estate high and then following the market down, this is a recipe for achieving a lower price. Statistics show sellers receive the highest price in the first month on the market. Beat the competition and list it sharply, you can always turn down an offer or counter it.

What About Pricing Your Vancouver Property in a Sellers Market?

In a sellers market, when there's more buyers than properties for sale and prices are rising rather than falling, you can list higher and wait for the market to catch up, or list at current value and expect multiple offers. Don't forget the other half of the equation which is buying and selling in the same market. You may sell for less but you'll be buying for less.

Last week a new client, who is a first time Vancouver condo buyer, ask me "where in Vancouver shall I buy a condo?" I asked her where she was living and did she like the neighbourhood. If so, that's a good place to start the search for a new home. If you don't like your current neighbourhood or can't afford it, sit down and write a priority list, number your criteria one to ten and focus on the top three priorities.

Where is the Next Up and Coming Vancouver Neighbourhood?
There is good value to be found in the next up and coming Vancouver neighbourhood, rather than selecting the current trendy areas. In my opinion Marpole and Chinatown have great upside. Once you've selected a couple of neighbourhoods, go and spend a day hanging out there, observe who lives there, check out the stores, the amenities, the transportation and other criteria is important to you.

Buy a Vancouver Property That Requires a Renovation

If you're a handperson look for a property that needs fixing up, as this is a good way to make money.
